Frampton Construction is delivering the 545,240-square-foot Summerville Logistics Center in Summerville, SC.
Summerville Logistics Center, located on Highway 78 in Summerville, SC, is a two-building, 545,240-square-foot speculative industrial park developed by Portman Industrial. This design-build project features Building I at 234,000 square feet and Building II at 311,240 square feet, both constructed with tilt-wall rear-load designs and sharing a truck court on a 31-acre site. Building I includes 48 overhead doors and 170 parking spaces, while Building II offers 54 overhead doors and 190 parking spaces, with future office areas prepped for water and sewer connections. The site incorporates premium landscaping, including palm trees, to reflect a Lowcountry aesthetic.
Frampton Construction oversaw the design of Portman’s standard industrial entry architecture and developed project specifications tailored to various building sizes. FCC value-engineered the civil design to optimize utility efficiency, reduce earthwork costs, and maximize rentable square footage. The team also assisted in budgeting efforts for the potential sale of an outparcel site and future Phase II development. Construction began in November 2024 and is anticipated to be completed in December 2025.
