Frampton Construction Breaks Ground on New MUSC Medical Facility in Bluffton, South Carolina

Frampton Construction begins work on a new 54,000-square-foot medical facility.

BLUFFTON, S.C. (Feb. 12, 2025) — Frampton Construction Company, a full-service firm providing planning and design support, preconstruction, and construction services, is building Medical University of South Carolina’s (MUSC) newest state-of-the-art medical office building in Bluffton, South Carolina. The 54,000-square-foot MUSC Health Bluffton Medical Pavilion, located at 700 Buckwalter Towne Boulevard, is set to become a significant addition to the area's healthcare infrastructure, helping meet the needs of its growing population.

Developed by The Keith Corporation, the building will feature three floors, each spanning 18,000 square feet, and is designed to house a variety of medical specialties, including primary and urgent care, vascular treatment, oncology, and pediatrics.

Key features of the MUSC Health Bluffton Medical Pavilion include:

  • Adult and pediatric primary care and specialty services
  • A sleep lab with independent access on the first floor
  • X-ray facilities on the first and second floors
  • A cardiovascular lab and instrument sterilization room on the second floor
  • Medical and surgical oncology clinic and chemotherapy compounding pharmacy on the third floor
  • Offices, conference rooms and a break room space throughout the facility
  • A phlebotomy corridor with four blood drawing stations
  • Numerous exam rooms and telehealth stations
  • A generator able to maintain critical building functions, like chemotherapy compounding and cardiac procedures, in the event of a power failure

The facility will consolidate several MUSC practices, previously scattered throughout the Bluffton area, into one convenient location. The final design includes a large registration area in the lobby offering clear sight lines, while safety features include an employee entry vestibule with badge access. To ensure the highest safety standards, the building will also incorporate lead-lined X-ray rooms and a negatively pressurized compounding pharmacy. While the building will have two elevators, a monumental stair tower with a glass curtain wall will enhance the interior’s modern appearance.

The building’s exterior will feature a canopied patient drop-off area, 259 parking spots, seven additional ADA-compliant parking spaces and a mobile MRI trailer support pad to expand imaging capabilities if necessary. The project also includes environmentally conscious elements, such as a French drain system and pervious paving around the retention pond, designed to manage stormwater runoff effectively.

Frampton Construction is working alongside Novus Architects, Moore Lindner Engineering for structural engineering, Cranston Engineering for civil engineering, and DWG, Inc. for Mechanical, Electrical, Plumbing and Fire (MEPF) design. The team will utilize Revit and Navisworks Manage for virtual design coordination and MEPF building information modeling (BIM). By designing these 3D layouts, they can preemptively eliminate conflicts between the structure and trades during construction and avoid unnecessary project delays.

Construction began in early January and is expected to be completed in Spring 2026.
